Our HVAC Maintenance service covers routine upkeep and corrective repairs for chillers (via interface), AHUs, FCUs, VRF/VRV, split and cassette units, exhaust/pressurisation fans, and ventilation ducts—so temperature, humidity, and indoor air quality (IAQ) stay within spec year-round.
We combine manufacturer-aligned PM checklists with condition-based diagnostics—coil ΔT, amperage trends, vibration/noise, drain pan biofilm checks, and filter differential pressure—to catch issues early, cut energy waste, and extend equipment life without disrupting operations.
Service Overview
We begin with an equipment survey and operating baseline: nameplate data, setpoints, historical complaints, and access constraints. Then we design a PM calendar around occupancy and shutdown windows. Each visit includes recorded readings, photos, and recommendations, with a simple red-amber-green priority list for fixes and upgrades.
Scope we cover (customised to your site):
Air Handling & Fan Coil Units: Coil washing/foam cleaning, fin straightening, filter replacement (MERV 8–13 options), belt tensioning, bearing lubrication, drain pan and condensate line flush, actuator/damper calibration, ΔP across filters and coils.
VRF/VRV & Splits/Cassettes: Outdoor coil cleaning, fan inspection, electrical terminal torque checks, refrigerant leak check and operating pressure/temperature verification, TXV/EEV performance observation, condensate pump service.
Controls & Sensors: Thermostat/space sensor calibration, BMS interface checks, safety interlocks, time schedules, and alarm review.
Ventilation & IAQ: Fresh-air fan checks, outside air damper setpoints, toilet/kitchen/exhaust fans, basic duct inspection; optional IAQ spot tests (PM2.5, CO₂, RH, TVOC) and filter upgrades.
Water-Side Interfaces (where applicable): AHU chilled-water valve operation, strainer cleaning, insulation/condensation checks; chiller plant coordination for flow/ΔT optimisation.
Energy & Reliability: Amp draw trends, supply/return ΔT logging, vibration/noise anomalies, recommendations for EC fans/VFDs, heat-load balancing, and night setback optimisation.
Compliance & Records: PM checklists, coil/chemical MSDS, waste disposal notes, logbooks, and asset registers with spare parts lists.

Filters typically monthly–quarterly (based on ΔP/soil load). Coils and drains quarterly; belts/bearings quarterly–bi-annually. VRF/condensing units need pre-summer and pre-monsoon checks; we’ll tune the calendar to your load.
Yes—most inspections are non-intrusive. Coil washes and shutdown items are scheduled after hours or zone-wise with temporary cooling plans if needed.
Both. We maintain equipment and can upgrade filters (MERV 11–13), calibrate OA setpoints, clean drains to reduce mould, and offer IAQ spot monitoring with recommendations.
AMC plans include defined response times. We perform leak checks, minor repairs, and recharge within regulations. Major component replacements are quoted separately.
PM checklists, ΔT/amp/pressure logs, IAQ snapshots (if opted), photo evidence, and a corrective action plan with priorities and cost estimates for budgeting.
